Proposed Lubbock Civic Center Hotel Gets Boost in Texas Legislature

June 02--The proposed Civic Center Hotel and Conference Center in downtown Lubbock just came a little closer to fruition.

A bill waiting for the governor's signature would allow Lubbock to capture taxes for the possible hotel to use for renovations to the neighboring Lubbock Memorial Civic Center.

------

This was one of the added benefits Lubbock's Downtown Tax Increment Finance Board discussed when recommending the city pursue the public/private hotel downtown -- to amend the state's tax code to give the city a rebate of the 6 percent hotel occupancy tax and the 6.25 percent sales and use tax generated by the hotel for 10 years.

At the city's urging, state Rep. John Frullo and Sen. Charles Perry got amendments passed that placed Lubbock on a bill allowing eligible cities to collect that state revenue.

With this added benefit, Mayor Dan Pope said it should make the project that much more attractive to citizens.

"We think it's a positive to the project," said Pope. "If in fact we choose to enter a public/private partnership to build a convention center hotel, this allows us to benefit, as a city, from the sales tax and the hotel tax from that property. It'll benefit the city. It has to be used for city purposes; in our case we'd use it for the Civic Center."

Pope said this could help fund some much-needed improvements to the facility that was built in 1977.

Frullo said the Texas Tax Code allows cities that meet certain requirements to use the Hotel Occupancy Tax associated with a publicly involved hotel and convention center to fund nearby venue projects that promote tourism. Legislation filed by Rep. Lynn Stucky, R-Denton, added requirements to include his city of Denton. Frullo amended Stucky's bill to also include requirements that make Lubbock eligible.

Specifically, it now reads, "a municipality with a population of at least 200,000 but not more than 300,000 that contains a component institution of the Texas Tech University System" is eligible.

"This came down to trust and working with people," Frullo said of the measure's passing. "Every session it seems like there ends up being one bill that carries all the other ones. That's what happened this time. It ended up being Stucky's and there were several (Hotel Occupancy Tax) amendments attached to it."

Perry said this tax collection has come under scrutiny recently for the public's involvement in private hotels, so he too said it was something that required work and creativity from many legislators to get their cities on the list. Nearby municipalities such as Brownfield and Abilene were also added.

Early estimates from financial planners said this could generate $9 million over 10 years for Lubbock to use for Civic Center improvements.

Proposed hotel

A recommendation the City Council heard from the Downtown TIF last year was to consider helping fund a public/private hotel on the northeast side of the Civic Center parking lot. It was advertised to be similar to the Overton Hotel and Conference Center near the Texas Tech campus, in that the conference center would be funded by the city and the hotel itself would be privately funded. Early estimates show the total cost of the project to be roughly $91 million, with the city's portion at about $22 million.

The board talked of this potential funding source from taxes associated with the hotel during its presentation to the council, and suggested the city work to get it approved by the state Legislature.

Although no hotel brand has been publicly connected with the project, early designs show a 300-room, 227,500-square-foot facility that includes 12,000 square feet of meeting and ballroom space. Renderings also show a two-story parking facility just east of the hotel on the corner of Mac Davis Lane and Avenue L that would include additional parking spaces and retail shops.

The last time the City Council publicly discussed this project was in December when the council voted to direct the city manager to complete an economic feasibility study and to prepare a development agreement.

The original study and financial plan, presented to the Downtown TIF by Stephen Moffett of SDM Financial, Inc., concluded that a Civic Center hotel would be a valuable asset downtown, and beneficial to not just the Civic Center, but also to the future Buddy Holly Hall of Performing Arts and Sciences.

City of Lubbock Budget Director Cheryl Brock told the council in December that all bonds would have to be approved by the council, and city leaders would have the option to take it to a city vote or issue certificates of obligation. The Overton Hotel, which Brock said was supported by about $11.5 million in bond funding currently being paid by the North Overton TIF, was not brought to the citizens for a vote.

Hogback Development Co Reveals Plans for Home2 Suites Hotel on Former Montgomery Ward Property in Yakima, Washington

June 02--YAKIMA, Wash. -- Hogback Development Co. revealed plans Thursday for a Home2 Suites hotel on the former Montgomery Ward property in Yakima.

The Hilton-brand hotel, which will be called Home2 Suites-Yakima Airport, will feature 96 to 110 studio and one-bedroom suites with kitchenettes.

The midtier hotel is designed to serve short-term leisure travelers, such as families, as well as business travelers desiring an extended stay. Other amenities include a saline swimming pool, outdoor and indoor lounges and free breakfast.

"There aren't a high enough number of quality hotel rooms in the area," Hogback lead developer Chris Waddle said in a phone interview Thursday.

Other than the Comfort Suites off North 40th Avenue near U.S. Highway 12, there are no hotels west of Union Gap and downtown Yakima. The hotel will be built on the back side of the property at the southwest corner of 24th Avenue and Nob Hill Boulevard.

Hogback, which will develop and own the hotel, is aiming to start construction by spring 2018 and open in spring 2019, Waddle said. The development will cost $10 million to $12 million depending on the final number of rooms.

Waddle said he ultimately settled on building a hotel after getting positive feedback from other West Coast developers who worked on similar projects. He said he felt the hotel would benefit from its proximity to Yakima Air Terminal, SOZO Sports soccer facility, Virginia Mason Memorial hospital and Yakima Valley College.

Waddle said he initially looked to develop more big-box retail on the property and even had potential leases lined up with a few retail brands.

"I just never got to the point where I was comfortable enough executing on these leases or these plans to develop the rear as box retail," he said.

Hogback considered several hotel brands but ultimately went with Hilton due to success with the Hilton Garden Inn in downtown Yakima, Waddle said.

Home2 Suites opened its first location in 2011. The brand has grown rapidly and now has more than 800 locations nationwide. One of the newest Home2 hotels opened Feb. 3 in Richland -- the brand's first Washington location.

The Yakima hotel will be part of the Rainier Square development, which houses several retailers and restaurants, including Ted Brown Music, Red Robin, Mod Pizza, Starbucks, Dickey's BBQ and Kabob House.

A Popeye's restaurant is under construction in front of the hotel site. A second building houses a Solarity Credit Union branch and an AT&T shop. Costa Vida, a fast-casual Mexican eatery, will open there soon.

Along with the hotel, there are plans for a building with a drive-thru right at the corner of 24th and Nob Hill and a second building that would be built near the hotel, Waddle said. He was not ready to reveal what would end up in those two buildings.

The hotel property has been vacant since Montgomery Ward, a department store, closed in the early 2000s.

There have been numerous attempts to develop the property. Fred Meyer and Rite Aid looked at the property but never went through with planned projects. Fred Meyer owned the property until selling it to Hogback last year for $3.9 million.

June 02--A Canadian real estate trust is acquiring two Lehigh County properties among 18 lodging locations in five northeastern states for $407.4 million.

The Homewood Suites by Hilton at 7686 Industrial Drive in Upper Macungie Township and 2031 Avenue C in Bethlehem are being packaged with 0 Marriott- and eight Hilton-brand 8 Marriott-brand hotels to be purchased by American Hotel Income Properties REIT LP of Vancouver. The deal is expected to close by the end of this month.

American Hotel President Ian McAuley declined Wednesday to divulge the local hotels' selling company. But Lehigh County property records show both were acquired in December 2010 by MCR Development LLC of Flower Mount, Texas, for a combined $21 million. An MCR spokesman declined to comment.

The sale to American Hotel will give the company 113 hotels in 33 states with 11,570 guest rooms. The local Homewood Suites have a combined 211 rooms and list 2016 occupancy rates around 90 percent, higher than the 84.8 percent aggregate average for the 18 hotels, according to American Hotel.

Both hotels are in business areas: The Bethlehem Homewood Suites is in Lehigh Valley Industrial Park I off Schoenersville Road, while the Upper Macungie hotel is off Route 100, between Route 222 and Interstate 78. The remaining hotels in the deal are in four other states: Connecticut, Maryland, New Jersey and New York.

American Hotel, which is headquartered in Vancouver, British Columbia, said its hotel manager, ONE Lodging Management, will operate the hotels. The company said the purchase price includes brand-mandated property improvements.

Offering 45 Suites, The Loren at Pink Beach Opens as First New Build Hotel on Bermuda in 45 Years

June 2, 2017 (Bermuda) - For the first time in 45 years, there is a new hotel lining the stunning ocean-front of Bermuda. Introducing The Loren at Pink Beach, which features 45 suites, a full spa and exceptional service. The elegant retreat is setting a new standard for service and design in Bermuda. Introduced in February, The Loren opened officially on Saturday, April 29, just four weeks prior to the start of the 35th America's Cup, which kicked off on the Great Sound of Bermuda on May 26.

Developed by former investment banker and hedge fund principal Stephen King, The Loren is located on eight acres of magnificent coastal landscape that was formerly occupied by the Pink Beach Club. Set on a quiet corner of Bermuda's southern coast, the natural setting, with sweeping views of the deep cerulean waters of the Atlantic, remains unchanged.

A departure from the traditional architecture that is so prevalent on Bermuda, The Loren unfolds as a marvel of clean lines and elegance. Arriving guests are greeted not with a front desk, but with dramatic views of the ocean and a flood of natural light pouring through floor-to-ceiling windows throughout the lobby and dining areas.

Built using local materials, the design is at once bold and inviting. The hotel interior's most dramatic feature is a glass spiral staircase off the lobby which invites guests to the dining spaces. Custom carpeting features abstract maps of Bermuda, off-setting the shades of blue and grey inside and out. King's own world-class art collection including contemporary paintings, sculptures and works of mixed-media by artists such as Vik Muniz and Los Carpinteros. The collection adorns public spaces as well as guest rooms, suites and villas.

The Loren's 45 well-appointed suites are spacious and warm, with breathtaking views of the Atlantic. The design merges sleek, modern lines with a warm colors and original artwork, creating comfortable living spaces. Suites have thoughtful touches including plush pillow-top beds, five-piece marble bathrooms with rain showers and Malin + Goetz bath products. The hotel's outdoor space is no less dramatic, with two pools, four pool-side cabanas and an untouched stretch of signature Bermuda-pink sand beach for guests to use.

With two menus and a full in-room menu, The Loren's culinary offerings are one-of-a-kind on Bermuda. Executive Chef Tim Sullivan of Great Performances, the premiere New York City food service and catering group, leads a talented culinary team in sourcing only the best, seasonal ingredients from local farms and fishermen to create refined, ever-changing menus. At The Loren, the culinary team puts significant time and energy outside of the kitchen into fashioning the dining experience with untraditional training methods, including assigned reading on the art of hospitality.

The culinary philosophy of The Loren is a stark departure from most on-island hotels and restaurants, which have long relied primarily on less-expensive - and often lower-quality - imported ingredients. Through relationships cultivated by Chef Sullivan with local farms, including Wadson's and Tucker's, the team builds the menus around Bermuda's rich culinary resources. Chef Sullivan is involved in every aspect of sourcing food, and has identified the best local fisherman to provide fresh seafood. He is using these relationships to introduce guests to new ingredients and reinterpret classic traditional Bermudian dishes such as Fish Chowder.

The elegant Marée serves new American cuisine rooted in sourcing the highest quality ingredients that follow the growing and fishing seasons of Bermuda and New England.  The fine-dining restaurant, already developing a cadre of Bermudian regulars, occupies a clean, contemporary space offering seating indoors and al fresco.

Ocean level, The Pink Beach Club is a breezy, casual destination serving fresh fish, creative cocktails, and light bites. Pink Beach Club is proving to be a popular destination for evening cocktails and weekend brunches.

With four treatment rooms, a hair salon and a full-range of custom treatments, The Spa at The Loren is a peaceful retreat for guests and locals. In addition to the Spa, the hotel will be rolling out a range of wellness offerings, including outdoor yoga and fresh-juices.

PARSIPPANY, N.J., June 5, 2017 -- Strengthening its position as the true champion for hoteliers in every segment, Wyndham Hotel Group - hospitality giant with an unparalleled portfolio of more than 8,000 hotels globally - today launched a new independent concept for upper-midscale-and-above hoteliers: The Trademark Hotel Collection.

Trademark is designed for independent entrepreneurs who have built an iconic hotel and are looking to boost its distinctive legacy with unmatched support. The brand invites hoteliers who operate landmark, 3 - 4 star hotels to maintain their individual spirit while taking advantage of Wyndham's scale, distribution, services and loyalty program.

"A trademark is a symbol of character, an emblem of individuality. Trademark isn't just another brand: it's a rally cry for independent entrepreneurs who aren't afraid to make their own mark," said Lisa Checchio, Wyndham Hotel Group's vice president of brand marketing and insights. "The Trademark Hotel Collection is the next step in our mission to flip the script on existing expectations and champion all hoteliers by offering them an independent choice outside of the current luxury and upscale options available."

At launch, the brand's pipeline includes more than 50 hotels and interested owners of both existing hotels and new construction opportunities in top urban markets around the world. The collection becomes Wyndham Hotel Group's 19th hotel brand, positioned among the company's smart and stylish brands alongside TRYP by Wyndham and the company's newly acquired Dazzler and Esplendor brands which embody boutique and lifestyle travel experiences.

A New Side of Soft Brands

"The explosion of soft brands in the last several years has been focused on luxury and upscale hoteliers – with demand still growing at a rate of nearly 20% – leaving a market void for independent hoteliers in the upper-midscale segment, the largest segment accounting for 18% of rooms in the U.S.," said Chip Ohlsson, Wyndham Hotel Group's chief development officer. "Wyndham is the only hotel company positioned to champion upper-midscale-and-above independent hoteliers so they can compete in an ever-changing distribution environment with brand-backed support and guest recognition and loyalty."

Trademark makes it easier for the everyday traveler to find truly unique hotel experiences outside of the luxury options currently available to them. Just as no two travelers are alike – Trademark hotels are equally distinctive. Built on the principle that travel is deeply personal, the collection of landmark, independent hotels will enable guests to experience the destination on their terms.

Declare Your Independence

With Trademark, hoteliers have flexible options and benefit from the power of scale that comes with being part of the world's largest hotel company. Owners may access to an experienced team, as well as an in-depth array of services including strategic sourcing, global sales, revenue management, marketing and distribution, operations support, best-in-class training and affiliation with the best hotel loyalty program in the industry.

Trademark Collection hotels participate in Wyndham Rewards®, the simple-to-use, revolutionary loyalty program from Wyndham Hotel Group with a growing member base of more than 50 million travelers. Named the number one hotel rewards program by U.S. News & World Report and the most generous hotel rewards program by IdeaWorks, it offers members a generous points earning structure along with a flat, free-night redemption rate– the first of its kind for a major hotel rewards program.

Wyndham Hotel Group is no stranger to the independent spirit of entrepreneurship, supporting nearly 5,000 franchise owners across its portfolio of brands. The company recently added several innovative brands to its portfolio, including Latin American trailblazer Fen Hotels with its design-led Dazzler and Esplendor lifestyle brands, and Dolce Hotels and Resorts, the unequivocal leader in groups and meetings, acquired in 2015.
